Cosmetic renovation: ₾90–150/m²
Filling, painting, new skirting boards, wallpaper in one room. No knocking through partitions, no new utilities. In Tbilisi the labour comes closer to ₾90, in Batumi closer to ₾130 — the tourist market pushes prices up.
Mid-range renovation: ₾280–450/m²
New flooring, levelled walls, new plumbing and wiring. The estimate covers plastering, bathroom tiling, a stretch ceiling and interior doors. An all-inclusive budget starts at ₾320/m² for labour.
Turnkey renovation: from ₾550/m²
The full cycle: a design project, removing partitions, reconfiguring the layout, materials supplied by the contractor. The standard package includes Italian tiles, premium taps and underfloor heating. Realistically ₾600–900/m² for labour, plus materials.
Where you can save
- Buy tiles and bathroom fittings yourself — that saves 15–20% against an all-inclusive quote.
- Agree on staged payments of 30/40/30 rather than paying everything up front.
- Commission the design project separately, not tied to the contractor — it gives you room to negotiate.
- Do the wiring and plumbing before the finishing work, never after — redoing it costs twice as much.
Where you must not save
On hidden work: bathroom waterproofing, electrical distribution, heating connections. These are the most expensive things to redo, because you have to break open a finished renovation to reach them. Paying a pro 10–15% more beats calling a repair crew three months later because the flat below has been flooded.
